</strong>Numerous Silicon Valley firms have participated in this comprehensive annual benchmarking study of corporate real estate and facilities management. Areas compared include lease costs, fixed asset costs, facility operating costs, workplace costs, CRE & FM staffing costs, etc. <br />
<br />
Reports provide a clear picture of each firm's real estate portfolio and facility operating costs vis-à-vis peer organizations. Benchmarks include costs per square foot, costs per person, space allocations, occupancy ratios, staffing levels and similar factors.<br />
<br />
Supplemental, high-level metrics are also provided, such as operating expense ratios, capital investment ratios, utility costs relative to energy-intensive space, etc.<br />

<h5 class="darkblue"><strong>ENERGY MANAGEMENT CONSORTIUM</strong></h5>

It’s crucial to understand utility prices, control energy use, and make strategic moves to improve long-term costs. By comparing results with others through benchmarking, companies can assess energy usage and costs, and implement realistic savings goals.<br />
<br />
The EMC program includes office buildings, and energy-intensive facilities such as research laboratories, data centers, etc. Results are adjusted for space usage, local climate and fuel costs. GA analyzes cost drivers such as hours of use, temperature ranges and air exchange rates. We also address environmental issues, to help clients balance the broad range of factors that drive energy usage, costs and atmospheric emissions. <br />
<br />
Five companies initially shared detailed data from eighteen buildings at nine major research and production sites. Participants compared procurement costs, usage levels, equipment, controls, systems and management practices. Guerin Associates identified gaps in energy consumption and costs, including numerous savings opportunities. <br />

The purpose of this program is to compare Project Management among major corporations in an objective, systematic way. Findings help participants assess their costs, evaluate their performance, and better understand the metrics, methods and practices that “best performers” use to achieve successful projects. <br />
