      <font face="Verdana" size="2">In fall 2003, the Town of Needham Planning 
      Board and the Department of Urban Studies and Planning at MIT initiated a 
      collaborative planning effort to develop a plan for improving Needham 
      Center. Four teams of 5 to 7 students of the graduate level course 
      entitled �Community Growth and Land Use Planning� worked on a �guidance 
      document� to encourage and promote planning efforts in Needham Center, 
      which includes a vision and specific recommendations related to the public 
      realm, land use, zoning, urban design, streetscape improvements, parking 
      and open space. <br>

      solicit public input and engage the Town in a dialogue on strategies for 
      improving this important asset.<br>

      First Public Meeting, October 30, 2003-Preliminary findings for improving 
      Needham Center<br>
      <br>
      At this meeting, the student teams from the Department of Urban Studies 
      and Planning at MIT presented preliminary findings about Needham Center 
      and a range of ideas about how to enhance this important area of the Town. 
      The students identified a variety of findings related to public realm, 
      land use, urban design, and mixed use housing opportunities. A question 
      and answer period and general public commentary and discussion followed 
      the presentations. <br>

      The November meeting was built on the ideas generated and public comments 
      received at the October meeting. The same four graduate student teams 
      presented a plan for improving Needham Center, which includes a vision and
